new house Have you always wanted to live in a new home?  Now you can have a brand new home right here in Poolesville! 

There have been no new communities built in the town since 2000, but there are now two new communities to choose from!

Stoney Springs, by Winchester Homes, is a community of 98 homes being built off West Willard Road across from Poolesville High School. 

The Brightwell Crossing community,  by Kettler Forlines Homes, will include 177 homes.  As part of Brightwell Crossing, the company will construct a public park on part of the site and donate the land to the town of Poolesville. There will also be a soccer/lacrosse field, a basketball court, a playground, two picnic pavilions and restroom facilities at the park. The community will be built on the corner of Elgin and Jerusalem Roads between the existing Tama and Woods at Tama neighborhoods. Brightwell Crossing is currently slated to be built in two phases.

Winchester and Kettler Forlines have both demonstrated very forward thinking concepts in their communties. Both feature large open spaces, and both developers are giving back to the community through road improvements, open spaces, and other improvements.

Why should I use a Realtor®  to purchase a new home?

The advantages of having Laura and Tom help you purchase a new home are the same as those for purchasing a resale home ... knowledge of the market, help in finding the perfect home quickly, expertise in contract writing/negotiation, and closing assistance.  The builder has a professional representative watching out for his/her needs, and you need the same expert representation.

Buying a new home is a little more difficult and time consuming than buying a resale. Laura and Tom can professionally guide you through this process.  They have expertise working with builders and have access to a database of information about communities, floor plans, etc.  They are also familiar with new home warranties and builder contracts.

It is very important that your interests be professionally represented when you are entering into a contract for a semi-custom or build-to-suit home. These transactions are complex and the contract details must be exact in order to protect you and ensure you get exactly the home you want!

Is there any advantage to not using a Realtor®  to purchase a new home?

No!  There is no financial advantage for you to buy directly from the builder. Builders have a "single price" policy, meaning you will be charged the same price whether your interests are represented by a Realtor®  or not.  Just as in any resale, the Seller pays your Realtor's fee.

REMEMBER - the Builder requires that your Realtor®  accompany you on your FIRST VISIT to the Builder's sales office, or they will NOT PAY your representative's fee!
